Fraser Valley Excavation — Serving Your Community Since 2008

VIP Excavating is a family-owned excavation contractor based in Langley, BC. Since 2008, we’ve worked across the Fraser Valley on residential and small commercial projects — driveways, drainage, site preparation, land clearing, trenching, and more. We know the region because we work in it every day.

Our service area covers communities from Surrey and White Rock in the west to Chilliwack in the east, including the agricultural and rural properties throughout the valley corridor. Below is a breakdown of where we work and the types of projects we commonly handle in each area.

Langley & Langley Township

Langley is our home base, and it’s where a significant portion of our work takes place. The Township spans a mix of suburban residential, rural acreage, and working farmland — each with its own site conditions and project requirements. Residential lots in Willoughby and Walnut Grove often involve tight access, clay-heavy soils, and drainage issues that develop as neighbourhoods mature. Rural Township properties more commonly require acreage clearing, access road preparation, and larger grading projects.

Common Langley projects include gravel driveway installation and regrading, drainage corrections, yard levelling, mini excavation for utility work, and chafer beetle lawn removal and site preparation.

Abbotsford

Abbotsford is one of our busiest service areas outside of Langley. The city covers an enormous range of property types — from urban residential in the city centre to hobby farms and acreages in rural areas like Bradner, Aberdeen, and the Mount Lehman corridor. Soil conditions vary considerably across Abbotsford: heavier clay soils in lower-lying areas near the floodplain contrast with thinner, rockier ground on the upper benchland properties south of the Trans-Canada.

Abbotsford is also one of the Fraser Valley communities most affected by the European chafer beetle, and we regularly work with homeowners there on lawn removal and site preparation for new turf installation. Drainage work is also common, particularly on properties where grading hasn’t kept pace with subdivision development.

Chilliwack

Chilliwack sits at the eastern edge of our regular service area. It’s a city with a lot of acreage and rural residential development, and projects here often involve access roads, land clearing, and site preparation for outbuildings or rural construction. The Fraser River floodplain in the Chilliwack area presents its own drainage considerations, and properties close to the river benchlands can have high water tables that require careful drainage planning.

We work with Chilliwack homeowners and small property developers on grading, clearing, driveway work, and drainage projects. Larger clearing jobs on rural Chilliwack acreages are a common request.

Mission

Mission is a hillside community with steeper terrain than much of the Fraser Valley floor. Sloped properties are common here, which means drainage, retaining wall prep, and grading work often require more careful planning than on flatter valley sites. Access can also be a factor — mini excavation equipment is frequently the right choice for Mission residential lots where larger machines can’t manoeuvre safely.

We provide excavation, drainage, trenching, and site preparation services throughout Mission, including properties on steeper grades where experience with slope management matters.

Surrey & White Rock

Surrey is a large and varied city, and the types of projects we handle there reflect that variety — from older established neighbourhoods where drainage infrastructure is aging, to newer suburban developments in Clayton and South Surrey where grading issues emerge as properties settle. White Rock and the South Surrey area include a mix of flat residential and sloped properties heading down toward the waterfront, with drainage and driveway work being the most common requests.

Aldergrove

Aldergrove sits on the Langley–Abbotsford boundary and is an area we work in regularly. Rural residential and hobby farm properties are common here, and projects often involve a mix of services — clearing and grading together, or driveway work combined with drainage. The area’s clay-loam soils and relatively flat terrain mean standing water and poor surface drainage are recurring issues for property owners.

Maple Ridge & Pitt Meadows

Maple Ridge is another hillside community where slope, drainage, and access all factor into excavation work. Pitt Meadows, by contrast, sits on the low-lying Pitt River floodplain — one of the wetter areas in the Fraser Valley — where drainage management is a consistent challenge for property owners. We work across both communities on a range of residential and acreage projects.
