Fraser Valley Excavation Services — One Crew, The Right Equipment, Since 2008
VIP Excavating is a family-owned excavation contractor based in Langley, BC. Since 2008, we’ve provided residential and small commercial excavation services across the Fraser Valley — from Langley and Surrey in the west to Chilliwack in the east, and communities throughout including Abbotsford, Mission, Aldergrove, Maple Ridge, Pitt Meadows, and White Rock.
Every project starts with a free site visit. We come out, assess the property, answer your questions, and provide a written quote within 48 hours. No call centres — you’re dealing directly with the people who do the work.
Below is a full overview of the services we provide. If your project spans more than one category, that’s common — many jobs involve a combination of clearing, grading, drainage, and surface prep. We’ll scope it properly at the site visit.
Excavation & Site Preparation
Excavation is the foundation of almost every property improvement project — get it wrong and everything built on top of it is compromised. We provide excavation and site preparation services for residential and small commercial properties throughout the Fraser Valley, with equipment scaled to the job and the access available on your site.
Whether you’re preparing for new construction, an outbuilding, a retaining wall, a patio, or a general property improvement, proper site preparation means correct grade, stable subgrade, and drainage that works with the finished project rather than against it.
- Residential and small commercial site preparation
- Foundation excavation
- Yard levelling and reshaping
- Backfilling and compaction
- General excavation for construction support

Mini Excavation Services
Compact excavation equipment opens up projects on residential properties where full-size machines aren’t practical — tight backyard access, narrow side yards, work near fences or existing structures, and jobs where minimizing ground disturbance matters. Mini excavation is precise, efficient, and far less disruptive than larger equipment on smaller sites.
We use mini excavators for trenching, drainage work, foundation prep, driveway preparation, and general residential yard work across the Fraser Valley.
- Tight-access residential excavation
- Trenching for drainage and utilities
- Foundation and slab prep
- Yard grading and reshaping
- Work near existing structures and fencing

Bobcat & Skid Steer Services
A skid steer is the right machine when the work involves moving material, grading surfaces, spreading base, loading debris, or site cleanup — rather than deep digging. It’s efficient, manoeuvrable, and handles a wide range of tasks that excavators aren’t suited for. Many projects benefit from running both a mini excavator and a skid steer together: the excavator digs, the skid steer moves and spreads.
“Bobcat” is a brand name commonly used as a general term for skid steer work — we have a Bobcat in our fleet and use it regularly across residential and commercial sites in the Fraser Valley.
- Material moving and spreading
- Grading and levelling
- Driveway base preparation
- Loading and haul-out support
- Site cleanup after excavation or construction
- Light land clearing

Drainage & Drainage Solutions
Standing water, soggy ground, foundation moisture, and driveway washouts are almost always a drainage problem — either poor grading, inadequate drainage infrastructure, or both. The Fraser Valley’s rainfall makes proper drainage more important here than in drier parts of BC, and properties where drainage hasn’t been properly addressed tend to accumulate damage over time.
We assess drainage problems on-site, identify where water is coming from and where it needs to go, and recommend the most practical solution — whether that’s a grade correction, a French drain, a trench drain, catch basin prep, or a combination of these.
- French drain installation
- Surface grading corrections
- Drainage trenching and pipe prep
- Catch basin preparation
- Downspout line extensions
- Foundation drainage

Trenching Services
Accurate trenching is more than digging a line in the ground. Correct depth, consistent width, stable sidewalls, and proper slope all matter — especially for drainage systems where even a small variation in grade affects how well water moves. We trench for drainage, utilities, irrigation, and service lines using equipment suited to the site and access conditions.
BC One Call utility locates are required before any digging and are part of our standard process. We handle this for every project.
- Drainage trenching
- Utility trenching — electrical, water, conduit
- Service line trenching to homes and outbuildings
- Foundation perimeter trenches
- Irrigation system trenching

Land Clearing & Brush Clearing
Overgrown properties, fence lines choked with blackberry, unmaintained acreages, and lots that haven’t been touched in years all require different clearing approaches depending on what’s growing and how thick it is. We match the method to the vegetation — flail mowing for tall grass and light brush, brushcutting for heavier scrub, and full land clearing for denser growth and small trees.
Clearing work is common across rural Langley, Abbotsford, Chilliwack, and Mission, where properties range from hobby farms to large rural residential lots. We work with both homeowners and property developers preparing sites for new use.
- Brush clearing and brushcutting
- Blackberry and invasive vegetation removal
- Fence line clearing
- Acreage and rural property clearing
- Pre-construction site clearing

Flail Mowing Services
When brush is too thick, too steep, or in terrain that’s difficult to access with standard equipment, excavator-mounted flail mowing is the right approach. The flail attachment mounts on the excavator arm, which means we can work on slopes, embankments, drainage ditches, and around obstacles where a skid steer or walk-behind equipment can’t operate safely or effectively.
Flail mowing cuts and mulches vegetation in one pass, reducing haul-away requirements and leaving the site in a manageable condition for follow-up work or ongoing maintenance.
- Slope and embankment clearing
- Drainage ditch maintenance
- Roadside and property edge clearing
- Dense brush and woody vegetation
- Agricultural and rural property maintenance

Driveway Services
Driveways fail for predictable reasons — soft subgrade, poor compaction, inadequate drainage, and bases that were never built correctly in the first place. We handle every stage of driveway work: removing old surfaces, preparing the base properly, grading for drainage, and leaving the area ready for gravel, asphalt, or concrete. We also regrade and restore existing gravel driveways and parking areas that have developed ruts, potholes, or drainage problems.
Driveway Removal & Prep
Old asphalt or concrete removal, excavation of the base, grading, and full preparation for a new surface — gravel, asphalt, or concrete ready.

Driveway Widening & Excavation Prep
Expanding an existing driveway to accommodate additional vehicles, trailers, or equipment. We excavate the expansion area, establish the correct base depth, and integrate the new section properly with the existing surface.

Gravel Driveway & Parking Lot Grading
Regrading and restoring existing gravel surfaces — correcting ruts, potholes, low spots, and drainage problems without a full replacement. Suitable for residential driveways, commercial parking areas, farm access lanes, and rural yards.

Concrete & Asphalt Removal
Breaking up and removing old concrete or asphalt is the necessary first step for most driveway replacements, patio renovations, and site redevelopment projects. We break material using appropriate equipment, load and haul it away for recycling or disposal, and leave the area ready for whatever comes next.
- Concrete driveway, patio, pad, and walkway removal
- Asphalt driveway and parking lot removal
- Surface tear-out before repaving
- Post-removal area preparation

Chafer Beetle Lawn Removal & Site Preparation
European chafer beetle damage is widespread across the Fraser Valley, and Abbotsford and Langley in particular see significant lawn destruction each season. When turf has been ripped up by raccoons and birds, the ground rutted and uneven, simple reseeding won’t produce a lasting result. Proper restoration means removing the damaged material, levelling the surface, correcting any drainage or grade issues revealed in the process, and establishing a clean base for new sod or hydroseed.
This is site preparation work that benefits from excavation equipment and operators who understand grading and drainage — not just lawn care.
- Damaged turf and surface material removal
- Levelling and rut correction
- Surface grade preparation
- Topsoil spreading and finish prep for sod or hydroseed

Parking Lot Sweeping
Regular sweeping keeps commercial parking areas clear of debris, gravel buildup, sand, and organic material that blocks drains and accelerates surface wear. We provide one-time and scheduled sweeping services for retail plazas, strata properties, industrial yards, and rural commercial lots across the Fraser Valley.
