Excavation FAQ

Excavation Questions — Answered Honestly

These are the questions we hear most often from Fraser Valley homeowners before they pick up the phone. If your question isn’t here, call or email us — we’re happy to talk through a project before you commit to anything.

Before You Hire

Do I need a permit to excavate on my property in BC?

It depends on what you’re doing. For most residential work — driveway grading, drainage trenching, lawn removal, or general yard grading — no permit is required. However, excavation that involves structural work (foundation digging, retaining walls over a certain height), work near property lines, or projects on Agricultural Land Reserve (ALR) property may require municipal approval or ALR authorization. If your project is on the edge of any of those categories, your local municipality is the right first call. We can also advise based on what we see at a site visit.

Do I need to call BC One Call before digging?

Yes — always, without exception. BC One Call (1-800-474-6886) coordinates utility locates across BC. You’re legally required to contact them at least three full business days before any digging begins. This covers buried gas lines, electrical, water, sewer, and telecommunications. We handle this as part of our process, but if you’re doing any digging yourself — even a fence post — call first. Striking a buried line is dangerous and potentially very expensive.

How do I know if my project needs a mini excavator, a bobcat, or a full-size excavator?

The short answer: it depends on the job and the access. A mini excavator is ideal for tight residential spaces, trenching, and precise digging work in yards with limited access — gates, fences, landscaping. A bobcat or skid steer is better suited for moving material, clearing, grading, and tasks that require pushing and loading rather than digging depth. Full-size excavators come in when the volume of material or depth of dig exceeds what smaller equipment can handle efficiently. We match the machine to the job — a site visit lets us confirm the right equipment before we start.

How do I get a quote from VIP Excavating?

Call, email, or use the contact form on our website. We’ll arrange a time to visit your property, assess the site conditions and scope of work, answer your questions on the spot, and provide a written quote within 48 hours of the visit. The site visit is free and there’s no obligation to proceed.

What information should I have ready when I contact you?

The more detail you can provide, the better — but don’t worry if you’re not sure. Useful things to mention include: your property address, what you’re trying to accomplish, the approximate size of the area involved, any known access restrictions (narrow gates, low-hanging wires, soft ground), and whether other trades are involved (landscapers, concrete contractors, builders). If you’re not sure what you need, just describe the problem — standing water, a broken-up driveway, an overgrown lot — and we’ll work from there.

Timing and Scheduling

What is the best time of year to excavate in the Fraser Valley?

Late spring through early fall — roughly May to October — is generally the most favourable window for excavation and site preparation work in the Fraser Valley. Ground conditions are firmer, access is easier, and newly graded surfaces or installed gravel have time to settle and compact before the wet season arrives. That said, we work year-round. Winter excavation is possible and sometimes necessary, but wet conditions can complicate grading work, slow compaction, and make access to some properties difficult. If your project is weather-sensitive — a new lawn, fresh hydroseed, or a gravel driveway that needs to settle — spring or summer timing is worth planning for.

How long does a typical excavation project take?

It varies considerably depending on scope. A single-day job might include a residential drainage trench, a driveway regrading, or a chafer beetle lawn strip. Multi-day projects typically involve larger clearing work, full site preparation for construction, or more complex drainage installations. During our site visit we’ll give you a realistic time estimate based on the actual scope — not a generic answer.

Can you work in wet or muddy conditions?

Tracked equipment handles wet ground better than wheeled machines, and we’re used to working in Fraser Valley conditions. That said, extremely saturated ground can create problems — it’s harder to achieve proper compaction, material is heavier to move, and there’s a greater risk of ground disturbance that’s difficult to correct later. For work that involves final grading or surface preparation, we’ll be honest if conditions aren’t suitable and waiting a few days will produce a better result.

Costs and Quotes

How much does excavation cost in the Fraser Valley?

Excavation pricing depends on the scope of work, equipment required, site conditions, material volumes, and haul-away requirements. There’s no meaningful industry-wide price per hour or per square metre that applies to all jobs — a straightforward driveway regrading is a very different cost than a full site preparation with drainage and topsoil work. We provide written quotes after a site visit so you have an accurate number based on your actual project, not a ballpark that changes when we arrive.

Are there additional costs beyond the quote?

Our quotes are based on what we assess at the site visit. If unforeseen conditions arise — buried debris, harder-than-expected material, utility conflicts not identified in the locates — we communicate that before proceeding with any additional work. We don’t add costs after the fact without your knowledge.

Do you charge for the site visit?

No. The site visit and written quote are free of charge with no obligation.

Specific Services

My lawn is torn up from chafer beetles. Can you help?

Yes — this is one of our most common residential requests, particularly in Abbotsford, Langley, and surrounding Fraser Valley communities. Chafer beetle damage often goes beyond what surface reseeding can fix. When turf has been ripped up by wildlife, the ground is rutted and uneven, and a proper restoration requires removing the damaged material, levelling the surface, and preparing a clean base for new sod or hydroseed. My yard has standing water after rain. Where do I start?

Start by identifying where the water is coming from and where it’s going — or not going. Standing water is usually a grading problem, a soil permeability problem, or both. In some cases a simple grade correction solves it. In others, a French drain, catch basin, or drainage trench is needed to redirect water away from the problem area. We assess drainage issues as part of our site visit process and recommend the right solution based on what we actually see. More about our drainage solutions.

I have an overgrown acreage. What service do I need?

Depending on what’s growing and how overgrown it is, the right approach could be flail mowing for tall grass, brambles, and light brush; brushcutting and land clearing for heavier scrub, small trees, and dense vegetation; or a combination of both. For larger trees or significant timber, additional equipment or coordination with an arborist may be needed. Describe the property and what’s on it when you contact us and we can advise on the right approach before the site visit.

Can you remove my old concrete or asphalt driveway?

Yes. Concrete and asphalt removal is a service we provide as a standalone job or as part of a broader driveway replacement or site prep project. We break up, remove, and haul away the material, and can prepare the area for whatever comes next — new gravel, a paved replacement surface, or landscaping.

Can you widen my existing driveway?

Yes. Driveway widening typically involves excavating the expansion area, establishing the correct base depth, and preparing the surface for gravel or other materials. We assess the existing driveway condition and surrounding grade as part of the quote process to make sure the widened section integrates properly with what’s already there.

Working With VIP Excavating

Are you licensed and insured?

Yes. VIP Excavating carries the appropriate liability insurance for excavation and site preparation work in BC. We’re happy to provide proof of insurance on request.

Do you work with other trades?

Yes, regularly. We coordinate with landscapers, concrete contractors, builders, plumbers, and electricians on projects where excavation is one part of a larger scope of work. If you have other trades involved in your project, let us know at the inquiry stage so we can coordinate timing and sequencing appropriately.

Do you take on small jobs?

Yes. We work on residential properties throughout the Fraser Valley and don’t have a minimum project size that would exclude typical homeowner work — a drainage trench, a driveway touch-up, a small clearing job. If it’s within our service area and within our scope, we’ll quote it. The site visit lets us confirm whether the project is a fit before either party commits.
